Chelsea Planners await traffic study for next step in Federal Screw Works application

The Chelsea Planning Commission met on Tuesday, March 18 to discuss the Magellan Properties rezoning request for the Federal Screw Works property at 500 S. Main St., and 425 Congdon.

The developer is requesting that the property be changed from industrial (I-1) to a Planned Urban Development (PUD).

The applicant informed the Planning Commission that they were still conducting a traffic study, and asked that this issue be tabled until the April 15 meeting. The request was granted.

Also discussed was the intent to amend the city’s comprehensive plan to revise the redevelopment mixed use plan for the 2.5 acre Federal Screw Works parcel.

According to letter sent to various local entities by Planning Commission Chairman George Kizer, “The primary change will be to remove the residential component from the list of allowed Mixed Uses, cluster more commercial uses near Main Street, reduce the impact along Congdon Street and encourage a redevelopment that will be supportive of the neighboring residential character.”
