Lincoln Pointe, a proposed housing development to be located on Machnik Drive in Chelsea, was given preliminary site plan approval by the Chelsea Planning Commission at its Sept. 21 meeting via Zoom.
The plan is for 25 Single Family Residential homes to be built on 10.5 acres. The application was filed by Danny Veri of Livonia Builders, who is also developing the site behind it, which is located in Sylvan Township and is called Chelsea Springs.
The planning commission also approved a final site plan from Chelsea Milling for a proposed 119,689 square foot warehouse building and parking lot located at 200 North St.
The commission had approved the preliminary site plan in July contingent on addressing items including the approval of a variance request to grant a reduction in required parking as well as an agreement for tree mitigation to the Chelsea area tree grant program.
Following six public hearings that received no comments, the Chelsea Planning Commission went on to approve all six items:
The commission recommended to Chelsea City Council to approve requests for the rezoning of separate lots on Grant Street-512 Grant St., 504 Grant St., and 516 Grant St. to amend the zoning map from RC (Recreation-Conservation) to R-1 (Single-Family Residential).
Also recommended to city council for approval was a Cluster Zoning Text Amendment to amend the permitted density calculations.
In addition, the planning commission recommended to City Council to approve zoning ordinance amendments regarding both residential and non-residential wall signs.
In other action, the planning commission approved the scheduling of a public hearing for a text amendment to the City of Chelsea Ordinance (Ordinance Number 181) Articles 7.05-Site Landscaping and 7.14-Waivers for the October Planning Commission meeting on Oct. 19.
