Chelsea Springs II Final Site Plan Approved by Sylvan Planning Commission

Following a public hearing, the final site plan for Chelsea Springs II, a 28-unit condominium site connected to Coliseum Drive, was unanimously approved by the Sylvan Township Planning Commission at its Feb. 25 meeting via Zoom.

The approval includes the conditions that all intersections have ADA (American Disabilities Act) compliance, that the applicant receives all state and county permits required as well as the required easements from the gas company.

The planning commission also approved a waiver on the restriction of tree removal prior to the issuance of the zoning compliance permit.

The condominiums will all be detached units that are close to 1,600 square feet, each with two-car garages and priced in the low $300,000s.

Danny Veri, general manager of Livonia Builders, told the planning commission that the plan is to start construction of a model home in May followed by building three to six spec homes. All of the condominiums will be the same model. He hopes to sell them in a year and build them all within 18-24 months.

The planning commission did not take any action on a preliminary site plan for Chelsea Square, an 81-unit apartment complex proposed near Pielemeier Drive and Coliseum Drive.

There are a number of questions that include water and sewer issues, a traffic study, and information from the Chelsea Area Fire Authority, all of which need to be addressed before the planning commission can move forward.

The Sylvan Township Planning Commission meets next on March 25 at 7 p.m.
