In a short meeting on Oct. 17, the Chelsea Downtown Development Authority Board was updated on the progress of developers planning projects for the Federal Screw and Rockwell properties.
Chelsea City Manager John Hanifan said True North, the developer interested in the Federal Screw property, is still in the due diligence phase but plans to build a mixed use – but primarily residential – project on the site. He said the developers hope to build about 100 units.
But before anything can be built, it is expected that the site will need additional environmental mitigation and the developers will be seeking incentives that include Brownfield Redevelopment and other state clean-up funding.
The Rockwell project is further along, Hanifan said, since the building is already built but it, too, needs remediation. He said this is an about $8 million project.
He said as both projects move forward, the city and the DDA will be asked to partner with the developers for funding for additional remediation. In the case of the Rockwell building that is expected to include vapor mitigation, lead paint and asbestos removal.
Hanifan also updated the DDA on the M-52 project. Paving is underway and the painting of cross walks will take place soon. Included in the project is paving all the way to Sibley Road but on Nov. 15, the asphalt plants close down for the season, so he is not sure if this portion of the project will take place this fall.
Chamber of Commerce Executive Director Monica Monsma reported that about 250 high school students toured five different manufacturing plants in the city recently and that Citizen of the Year Trinh Pifer and Lifetime Achievement winners Bob Pierce and Nadine Anderson will be honored at a banquet in their honor on Oct. 24 at the Comfort Inn from 6-8 p.m. and tickets are still available. In addition, she said, the popular Wine, Women and Shopping event will take place throughout Chelsea on Nov. 9, while Hometown Holidays will also take place throughout Chelsea Dec. 6-7 this year.
