Several Property Rezoning Requests approved by Chelsea Planners

The rezoning request for the tax parcels located at 235 Buchanan St. and 304 W. North St. in Chelsea to convert from RS-2 Single Family Moderate Density District to I-1 General Industrial, was approved by the Chelsea Planning Commission at its March 16 meeting via Zoom.

After holding a public hearing about the rezoning request from M Pearl Properties LLC for tax parcels 06-06-12-140-010 and 06-06-12-140- 012, the commission voted to approve the rezoning request contingent on a variance being granted from the minimum lot size requirement.

The application was considered with respect to the Future Land Use recommendations in the 2019 City of Chelsea Master Plan. The Future Land Use Map designates only one of the parcels as industrial, but because the parcels are contiguous and under common ownership, the lots could be reviewed as one, and industrial is considered more compatible with the surrounding land uses than residential.

The planning commission is scheduled to review and adopt the Zoning Map at its April meeting.

In other action, the planning commission approved a minor amendment request to rephase the Heritage Pointe PUD (Planned Unit Development) Area Plan and to notify Chelsea City Council of the minor amendment taking place.

The City received a request from Westview Capital, LLC to consider amending the approved PUD area plans for Heritage Pointe to modify the approved development schedule and reduce the number of houses to be developed during each phase. The request doesn’t change the concept, character, or number of lots of the overall development.
