Heritage Farm Area Plan Amendments OKed by Chelsea Planning Commission

Following a public hearing, the Chelsea Planning Commission approved and recommend to Chelsea City Council both major and minor amendments proposed for the Heritage Farms PUD Area Plan as provided, contingent on the execution of a Development Agreement with Chelsea City Council.

The planning commission also approved the proposed amendments to the Heritage Farms Phase 1 (Heritage Pointe Phase 2B) Site Plan conditioned on all items in the staff report being satisfied.

The Heritage Pointe PUD Area Plan Amendment request is to increase the allowable lot coverage from 20 percent to 35 percent on the parcel of land described as Tax Code: 06-07-06-360-006 on Dexter-Chelsea Road.

According to Community Development Director Julia Upfal, the applicant’s reason for the request is that in the first two phases of Heritage Pointe, the houses are all two stories, and to add diversity to the housing, the applicant would like a larger area for ranch style, one story homes.

The plan is to break ground on the first phase of Heritage Farms in spring of 2022.

Planning commission members also took time to welcome new member Julianne Chard to her first meeting.
