Chelsea Planning Commission Approves Rezoning Request

A vacant tax parcel located at the intersection of Wellington Street and Dale Street in Chelsea was given approval by the Chelsea Planning Commission to be rezoned from RC- Recreation Conservation to R-1- Single Family Residential.

That occurred at the commission’s Nov.16 meeting via Zoom, which also included a public hearing on the topic which received no comments.

The request came from property owners Katie and Mark Order, who said they want to get the property zoned so that somebody can build there. A survey submitted by the Norders indicated that wetlands are present, but that there is land on the parcel outside the wetland boundaries that has the potential to be developed.

One to four single family homes would be feasible on the parcel as long as the applicant is compliant with the natural feature setback and is responsible for installation of necessary utility connections.

Planning commissioners agreed that providing buildable land in that area, which is close to South Elementary School, would be a good thing.

In other action, the planning commission approved scheduling a public hearing for Dec. 21, 2021 to amend article 4.13 to remove R-3 from the list of districts that require form-based code (article 5). Article 4.13 includes the standards for multi-family developments.
